Document Checklist
Information we require from you will vary depending on the type of loan you are applying for and the chosen lender. Use the information below as a guide only, as your broker will know exactly what you require.
In certain circumstances more or less documentation may be required.
Identification Checklist
- Australian Passport OR Birth Certificate, other passport and PR Visa
- Marriage certificate (if name change since birth)
- Name Change certificate (if name change since birth) or stat declaration
- Driver’s Licence (with photo)
Others (discuss other options with broker)
- Medicare Card
- Work ID Card
- Credit / Bank Card
Documents required for Purchases / Construction loans
- Copy of the Contract of Sale
- Written Tender, building plans & specifications (Tender to show Builders Licence No.)
Documents Required for Full doc loans
PAYG Employee:
- 2 most recent payslips (no more than 2 weeks old)
- Letter of Employment (no more than 4 weeks old)
- PAYG summary for previous year
- Bank statements showing regular salary payments
Self-Employed for full doc:
- Business and ABN details
- 24 months financial statements and last 2 years tax returns
- BAS statements (current year)
Rental income :
Rental statements / leases
Rental appraisal from Realtor
Other Income:
- Centrelink statements for PART A or B
Documents Required for Lo doc loans
- Lo-doc declaration signed filled in and dated by client
- ABN + GST registration
- Accountant Letter
Documents Required for ALL LOANS
Evidence of Savings/Deposit/ funds to complete
- Last 6 months savings statements
- Statutory declaration for gifted funds
- Line of credit statements
Statements of Existing Credit Commitments
- for re-finance: Last 6 months of loan statements NOT MORE THAN 6 WEEKS OLD (ONE ORIGINAL REQUIRED)
- Last 3 months Credit Card statements
Existing properties
- council / water rates notice
Further requirements – Where Applicable
- Completed First Home Owner Grant (FHOG) application form
- Court-ordered maintenance documentation
- Credit Impairment/Bankruptcy explanations
Current Mortgage discharge authority for – REFINANCES
